What is the staging process?

After a client contacts us, we set up a complimentary consultation. Clients are welcome to meet with us for the consultation, or we can access the home through a lockbox.

We generally provide an estimate via email within a day.

If a client decides to move forward, we set up an installation date. The home needs to be complete and clean before we stage. You will be sent a contract via Dotloop and an invoice via QuickBooks. Both the contract and invoice can be completed electronically. The contract and invoice are due before we stage.

On installation day, we just need access to the home. Installation usually takes 2-3 hours.

As soon as the home is under contract, please let us know your closing date, and we will coordinate a removal date. We require a 7 day notice to remove staging.


How much does staging cost?

We provide a complimentary consultation to our clients. After this consultation, we will email an estimate. Our general pricing can be found here.

For short term rental design, each property will get a unique estimate based on their specific needs.


How long does it take to stage a home?

It depends on the home, but staging installation typically takes about 2-3 hours.


How long is your staging contract?

Our initial contract and fee cover 60 days of furniture rental. After that, we bill monthly.


When is the staging removed?

We require AT LEAST a 7-day notice to remove staging. Staging needs to be removed from the home before your closing date. We do not remove staging on closing day. As soon as the home is under contract, we like to know the closing date so that we can have it on deck to remove staging. We typically schedule staging removal once the home is through all contingencies. It’s up to the client when they want the staging removed. Some clients prefer to have the staging in place during the inspection period, some do not.


When should I schedule photos?

We strongly discourage scheduling photos on the same date as installation. It is rare, but situations do arise that can delay staging (weather, vehicle issues, damaged furniture). It is best to schedule photos for the day after staging.


Can I purchase staged items?

Yes! Almost all of our furniture and décor can be purchased. There are a few pieces that are specialty, but we are happy to provide a quote when requested.
